The Fall 2026 Real Estate Market: What Northern Virginia Buyers and Sellers Should Know

As temperatures begin to cool, the Northern Virginia real estate market is entering a season of greater choice, more thoughtful decision-making and new opportunities for both buyers and sellers.


The latest data shows that the market is becoming more balanced, but that does not mean it has shifted entirely in favor of buyers. Home prices remain resilient, desirable properties are still attracting attention and local market conditions can vary significantly by neighborhood and property type.


Buyers Have More Homes to Consider



One of the biggest changes heading into fall is the increase in available inventory. In August, active listings across Northern Virginia increased 18.5% compared with the previous year. Much of that growth came from condos and townhomes, giving buyers in those categories considerably more options.


Condo inventory increased 44.8%, while townhome inventory rose 29.9%. Detached-home inventory, however, declined 8.5%. This means buyers searching for a condo or attached home may have more opportunities to compare properties, negotiate terms and take additional time before making an offer. Those seeking a detached home may still encounter limited choices and stronger competition.


Even with this increase, Northern Virginia had just over two months of available housing supply in August. That remains below the level generally associated with a fully balanced market, so well-priced homes can still move quickly. Northern Virginia Association of Realtors®, August 2026


Home Prices Are Holding Steady


Although there are more homes on the market, prices have not experienced a broad decline. The median sold price reached $765,000 in August, representing a 2% increase from the previous year.


For buyers, this is an important reminder that waiting for prices to fall may not produce the expected savings. Instead, it can be more productive to focus on finding the right property, understanding its value and negotiating based on current neighborhood conditions.


For sellers, continued price growth is encouraging, but pricing strategy matters more as buyers gain additional choices. A home that is priced too aggressively may sit longer while buyers compare it with competing listings.


Mortgage Rates Remain a Major Consideration


The average rate for a 30-year fixed mortgage reached 6.76% on September 10, according to Freddie Mac. At this level, even a small difference in a home’s price or mortgage rate can have a meaningful effect on the monthly payment.


Buyers should speak with a trusted lender early, review different financing options and establish a comfortable monthly budget before beginning their search. Comparing loan programs and requesting seller assistance with closing costs or a temporary rate buydown may also create opportunities, depending on the property and strength of the offer.


What Fall Buyers Should Do


Fall can be a strategic time to purchase a home. With fewer buyers than during the peak spring season and more inventory in certain property categories, buyers may encounter less pressure and greater flexibility.


A successful fall buying strategy should include:

  • Obtaining an updated mortgage preapproval

  • Comparing recent sales within the specific neighborhood

  • Reviewing how long a property has been on the market

  • Looking beyond the list price to evaluate condition and future costs

  • Working with an experienced local real estate agent when structuring an offer


The right strategy will depend on the property. A newly listed detached home in a popular neighborhood may still receive significant interest, while a condo that has been available for several weeks may offer more room for negotiation.


What Fall Sellers Should Do


Fall sellers can still achieve strong results, but presentation and positioning are essential. With more properties competing for buyer attention, homes need to make a positive impression from the moment they appear online.


Sellers should focus on accurate pricing, professional photography, thoughtful staging and completing minor repairs before listing. Seasonal curb appeal can also help. Clean landscaping, clear walkways and warm exterior lighting can make a home feel inviting without overwhelming buyers with fall décor.


Homes spent an average of 26 days on the market in August, unchanged from the previous year. This indicates that properties meeting buyer expectations are still selling at a healthy pace.

Northern Virginia is not one uniform market. Conditions can differ between Tysons, Vienna, McLean, Falls Church and surrounding communities. They can also vary between condos, townhomes and detached properties within the same neighborhood.
